			<content:encoded><![CDATA[<p>It has not been a good year for the Christmas markets in Germany.  With so much damp and wet weather, many people have been staying away from them.  After all, it is not much fun drinking <a href="http://www.germanwordsexplained.com/blog/index.php/christmas/gluhwein/" target="_self">Glühwein</a> in the rain.</p>
<p>It has only been the last weekend in December when the temperature sank below zero &#8211; actually it sank a long way below zero &#8211; and there was some snow on the ground.</p>
<p>So rather than the planned series of podcasts from local Christmas markets, here is a summary of our attempts to visit them during the past weeks:</p>

			<content:encoded><![CDATA[<p><a href="http://www.airportcity-frankfurt.de/" target="_blank">Frankfurt Airport</a> (Frankfurter Flughafen) is located to the <a href="http://www.allthingsgerman.net/blog/index.php/travel/stopping-over-in-frankfurt/" target="_self">west of the city</a> and is easily reached by train (S-Bahn or Regionalbahn) or car.  It even has its own inter-city train station (ICE).</p>
<p>The airport is split into two terminals, with Star Alliance airlines in Terminal 1 and One World airlines such as British Airways in Terminal 2.  In fact, Lufthansa occupies a large amount of Terminal 1.</p>
<p>The two terminals are connected via a monorail called the <em>Skyline</em> and there is parking available at both terminals.</p>
<p>There is also an airport called &#8220;Frankfurt-Hahn&#8221;, which is located <a href="http://www.allthingsgerman.net/blog/index.php/travel/frankfurt-hahn-airport/" target="_self">126km away</a> and is used by budget airlines, Ryanair being a prime example.  There is a bus transfer available between the two airports.</p>

			<content:encoded><![CDATA[<p>Today in the Monday Podcast I talk about our latest adventure: buying a flat.</p>
<p>A few months ago we saw a flat for sale a few streets away, and after going to see it we did not take long to reach a decision &#8211; we wanted to buy it.</p>
<p>But buying a flat in Germany is a complex process, which includes not only the seller and the buyer (and the estate agent), but also a lawyer called a <em>Notar</em> as well as various German offices that deal wish issues such as land rights.  The <a href="http://www.germanwordsexplained.com/blog/index.php/tax/das-finanzamt/" target="_self"><em>Finanzamt</em></a> also sends you a bill for so-called <em>Grunderwerbsteuer</em>.</p>
<p>Of course, that&#8217;s the official side of the business.  There is also the financial side so we had to present our case to the bank for a mortgage &#8211; not an easy task being self-employed.</p>
<p>The bank and the <em>Notar</em> both presented us with a list of things that we needed to supply, mainly documentation such as proof of building insurance.  We spent several weeks getting all of these together, until finally the flat changed hands at the beginning of this month.</p>
<p>Now we are in the process of moving from one flat to another.  More about that next month.</p>

<p>When you first come to Germany to live, you need to get used to shopping at the supermarkets, which may not be open for a long as you were used to before.  Certainly they will have different brands of goods so the first few weeks or even months can be very confusing.   Some items that you look for may be very hard to find as they are not so common.</p>
<p>Also, you now have the wide choice of discounters, local supermarkets and larger out-of-town supermarkets.  These vary in price and range, so to optimise a budget you may need to go to more than one type during the course of a week.</p>

			<content:encoded><![CDATA[<p>At the end of October we asked you for your comments on the Monday Podcast.  Although we didn&#8217;t receive a large amount, the ones we did get were very detailed and have helped us to plan the future direction of the podcast.</p>
<p>Unfortunately, Maria has decided to leave the podcast at the end of this year to concentrate on other projects.  She will, however, continue to produce <a href="http://www.germanwordsexplained/">German Words Explained</a> with me.</p>
